Cancellation Policy

Short stays

Reservations up to 29 nights

• Free cancellation is possible until 14 days prior to the arrival date.  
• A cancellation fee equal to 50% of the reservation is applicable for cancellations within 14 days and up to 24 hours before the arrival date.
• Cancellations made within 24 hours of arrival or failure to check in (no-show) will result in a full charge with no refund. For the purpose of calculating cancellation deadlines, the scheduled arrival time is 15:00 (3:00 PM) local time on the arrival date.
• Once checked in, the reservation may be shortened by providing at least 7 nights' notice. The 7-night notice period remains fully payable, but the remaining nights can be cancelled free of charge. 
• The service fee, city tax and all additional services that have not been provided will be fully refunded in case of a cancellation.

Long stays

Reservations of 30+ nights

• Free cancellation is possible until 14 days prior to the arrival date.  
• A cancellation fee equal to 50% of the first 30 nights is applicable for cancellations within 14 days and up to 24 hours before the arrival date.
• Cancellations made within 24 hours of arrival or failure to check in (no-show) will result in a cancellation fee of the full first 30 nights. For the purpose of calculating cancellation deadlines, the scheduled arrival time is 15:00 (3:00 PM) local time on the arrival date.
• Once checked in, the reservation may be shortened by providing at least 14 nights' notice. The 14-night notice period remains fully payable, but all remaining nights can be cancelled free of charge. Please be aware that any applied discounts are based on the original length of stay. If the stay is shortened and does not meet the given minimum length of stay, the rate will be recalculated based on the revised length of stay.
• The service fee, city tax and all additional services  that have not been provided will be fully refunded in case of a cancellation.

Group stays

Any booking or series of related bookings of 5 or more apartments

• Free cancellation is possible until 60 days prior to the arrival date.  
• A cancellation fee equal to 25% of the reservation is applicable for cancellations within 60 days and up to 30 days prior the arrival date.
• A cancellation fee equal to 50% of the reservation is applicable for cancellations within 30 days and up to 14 days prior the arrival date.
• Cancellations made within 14 days prior to the arrival date will result in a full charge with no refund.
• Partial cancellations or reductions in the number of apartments/nights are subject to the same cancellation terms, but applied only to the cancelled apartment(s) and/or night(s). Please be aware that group discounts are based on the original size and duration of the booking and will be recalculated if the booking is adjusted.
• In-house cancellations will result in a full charge with no refund.
• The service fee, city tax and all additional services  that have not been provided will be fully refunded in case of a cancellation.

No Show

If a guest does not arrive on the scheduled check-in date and fails to confirm a new arrival date before the end of that day, the reservation will automatically be cancelled. The applicable cancellation fee will be charged in accordance with the cancellation terms above.

These cancellation terms apply exclusively to reservations made directly with BizStay, either through our website or via our back office. Reservations made through third-party booking platforms are subject to different cancellation terms. 

These cancellation terms apply to all eligible reservations made on or after October 1, 2026. 

Reservations made before this date remain subject to the cancellation terms that were applicable at the time the reservation was made.
